Description
New built development tends to extend the area of impermeable ground, which prevents water soaking in to the ground. This can cause localised flooding and erosion of water courses. SUDS systems aim to reduce flooding by managing urban run off in the way most suited to the specific development.
Examples of SUDS measures include: Excavation of swales, basins, ponds and soak-aways; permeable paving or other pervious surfaces and planting of reed beds/wetlands.


Cost
The cost of implementing SUDS will vary depending on the specific measures installed. These measures can vary in design and size so cost can only be determined on a site-specific basis.

Installation of SUDS in new developments will help decrease the likelihood of costly localised flooding which can damage property and erode and pollute water courses.

Global Environment
SUDS can contribute to protecting or enhancing water quality and can provide opportunities to create habitats for wildlife in urban watercourses.

Occupier
There should be a reduced likelihood of localised flooding where SUDS has been implemented. There may be a reduction in sewerage charges.

Developer
Developers can potentially benefit where SUDS schemes are installed on a development due to reduced excavation costs during drainage system construction. SUDS drainage uses simpler building techniques with lower costs and typically requires less maintenance.


Implementation notes  
SUDS cannot always be installed where there is insufficient land space or where the soil permeability and hydrology characteristics do not facilitate on site infiltration drainage. SUDS should be considered early in the master planning stage of all developments to ensure the optimum layout and techniques can be utilised. Care will also need to be taken where there is contaminated land on site, this must be investigated and remediated.
An agreement will also need to be negotiated for the adoption, maintenance and operation of the system, and a plan should be instigated for long term monitoring of performance. Development briefs should identify soil permeability and hydrology characteristics so that the design team can incorporate the most suitable SUDS mechanisms.
